You cannot answer the phone in a showing. Something should.
A line that picks up while you are with a client, takes the name, the number, the address they are calling about and what they want, and has it on your phone before you are back in the car. It does not pitch, it does not guess, and it does not answer questions you would not want answered for you.
Talk to us about your line Or ring it and listen →The number above is the line itself. Push it: ask something it cannot know, talk over it, ring at midnight.
When it earns its keep
You are in a showing
The phone is face down for forty minutes. The caller who saw your sign rings the next number on the next sign.
You are at a closing
Two hours you cannot interrupt, in the middle of the day, when people ring about property.
You are driving
Between appointments is most of the day, and a voicemail from a first-time caller is usually the end of it.
It is after six
People look at houses in the evening and on Sunday, which is exactly when nobody is at a desk.
What it will not do, on purpose
This is the part most of this industry will not put in writing. An answering service that discusses neighbourhoods, schools, who lives where or what a property is worth is answering for a licensed professional, and in this trade that is not a style choice -- steering a caller is a liability with your name on it.
- It takes the message. It does not describe an area, compare one to another, or say who lives there.
- It does not price a property, estimate a value, or say whether an offer is good.
- It does not advise on financing, inspections, contracts or closing.
- Anything it cannot answer becomes a message with the question in it, so you answer it yourself.
If you want a line that does more than that, we are the wrong supplier and will say so on the call.
The part after the call
The call is the easy half. What usually goes missing is everything after it: the lead typed into wherever you keep leads, the follow-up that only goes out when you remember, the enquiry that should have reached the agent who has that listing. That is the same work we automate for everyone else, and for an agent or a small brokerage it is usually where the money actually leaks.
40 calls a month, 14 days free first. For one person with one phone, which is what an agent is: you are not a front desk and should not be paying for one.
150 calls a month and more than one number to answer for.
The team line plus everything after the call, which is $598 bought separately. A build is $2,500 once. What that covers.
Before you ask
- Recording. The line says it is recorded at the start of every call, because Florida requires both sides to agree.
- Your number stays yours. Calls forward to the line when you do not pick up; nothing about your number changes.
- No contract. Stop it at the end of any month and the forwarding comes off.
- It is one person here. That is why the answer to "can you also do X" is usually a straight yes or a straight no on the call.
